Seller Representation

Sell Your NYC Apartment

I list and sell condos, co-ops and townhouses in Manhattan, select Brooklyn neighborhoods and the Hamptons. We start with a free valuation, set the price from comparable sales, present the home with professional photography and video, and I negotiate the offer through to closing.

The Process

How Selling Works

  1. 1

    Start with a free valuation

I look at recent comparable sales and what is on the market now, and I give you my opinion of what your home should sell for. It costs nothing and creates no obligation.

  2. 2

    Prepare the home

Plan to start six to eight weeks before the listing date. That is time for repairs, staging, photography, video and a floor plan.

  3. 3

    Set the price

I price from comparable sales and from what buyers are doing right now. A price that is too high can leave a listing sitting, which costs more than the overpricing gained. If there is no serious offer after four to six weeks, we look again.

  4. 4

    Present the home

Your home gets a listing page on this site, professional photography and video, and a presentation to buyers and their agents. We decide together between open houses and private showings.

  5. 5

    Review offers

I go through every offer with you: the price, the financing, the timing and how likely the buyer is to close.

  6. 6

    Contract, board approval and closing

Your attorney prepares the contract. For a co-op, the buyer applies to the board, and I stay in touch with the buyer's side and the managing agent until closing.

Common Questions

Questions, Answered

How much does it cost to sell an apartment in NYC?

The main costs are the broker's commission, which is negotiable and set in the listing agreement, New York State and New York City transfer taxes, your attorney's fee and, in a co-op, any building charges such as a flip tax. We walk through your estimated net proceeds before you list.

How do you decide what my apartment is worth?

I start with comparable sales and add what is for sale now, the condition of the home, its layout, light and views, and the building. In the luxury market every home is different, so I explain which sales I used and why.

When is the best time to sell in NYC?

The spring market, from mid-January through May, is historically the strongest. The fall market, from September to early December, is second. Your own timing often matters more than the season, and being ready to list beats waiting for a perfect month.

When is the best time to sell?

How long does it take to get a home ready to sell?

Plan on six to eight weeks before the listing date for repairs, staging, photography, video and a floor plan.

What commission do you charge to sell?

Commission is negotiable. We agree it in the listing agreement before the home goes on the market, and I explain what it covers.

What if I am not ready to sell yet?

Ask for the free valuation. It creates no obligation, and it tells you where your home stands so you can choose a timeline.

Can you sell a co-op, a condo or a townhouse?

Yes, all three, in Manhattan and select Brooklyn neighborhoods, along with houses in the Hamptons.
