Is the home valuation really free?
Yes. It is complimentary and carries no obligation. Requesting one does not create an agency relationship or a listing agreement.
Is a valuation the same as an appraisal?
No. An appraisal is a report by a licensed appraiser, and lenders usually require one. My valuation is a broker's opinion of what your home should sell for in today's market, based on comparable sales.
How is this different from an online estimate?
Online estimates are produced by formula and cannot see your floor, your light, your renovation or your building. I choose the comparable sales by hand and look at what sets your home apart.
What do you need from me?
The address is enough to start. If you have a floor plan, a list of renovations or the building's recent assessments, send them along and the analysis will be sharper.
Can you value a co-op, a condo or a townhouse?
Yes, all three, in Manhattan and Brooklyn.
Will I be pressured to list my home?
No. A valuation is information. What you do with it is up to you.
