About This Property
A once-in-a-blue-moon SoHo loft in a secret enclave off Crosby Street.
Emerge into a private courtyard, where a unique freestanding six-unit co-op feels worlds away from the city. Three wood-burning fireplaces. 13 windows on three sides with French doors opening to a Juliet balcony and an unobstructed sun-soaked southern exposure over the park at Lafayette and Grand. Exposed brick, maple floors and counters, handmade shutters, built-in closets and Moroccan tile.
Approximately 1,200 square feet, with ample space for a second bedroom. Well-managed co-op with very low maintenance, pets welcome, flexible financing, and long-term subletting permitted. Two-flight walk-up. Washer and dryer in the home. Additional storage and bike space downstairs.
A sanctuary quiet enough to wake to birdsong, yet moments from Balthazar and Eataly. Authentic SoHo, impossible to replicate.
Agent's Note
From Curtis Bain. Details about the apartment are drawn from the listing information provided through RLS by EXP Realty NYC.
Exposed brick, maple floors and counters, and three wood-burning fireplaces give this one-bedroom, two-bath co-op about 1,200 square feet of character. The building is a freestanding six-unit structure set back behind a private courtyard, and getting to the apartment means climbing a two-flight walk-up. To my mind that's a fair exchange for a building with that much separation from the street.
The south-facing windows are the main source of light. The listing describes 13 windows on three sides and a southern exposure over the park at Lafayette and Grand. On the winter solstice, a south-facing window gets about 8.5 hours of direct sun, from 7:41 AM to 4:07 PM, and on the summer solstice about 6.1 hours, from 9:55 AM to 4:01 PM. Those figures assume an open horizon, and nearby buildings can block some of that sun. The French doors open onto a Juliet balcony, which brings in air and light but isn't a place to sit.
Storage comes from the built-in closets in the apartment and a storage space in the building. The washer and dryer are in the home, so laundry happens without leaving the apartment, and I'd count that among the more useful details here. Wall air conditioning units handle cooling, and the kitchen has a window and sits alongside a dining area.
Columbus Park is about 7 minutes away on foot, and Canal Street station, with the 6, J, N, Q, R, W and Z trains, is about 2 minutes away. Pets are allowed in the building.
