Agent's Note
From Curtis Bain. Details about the apartment are drawn from the listing information provided through RLS by Douglas Elliman Real Estate.
What I’d weigh first here is that every room looks out over the water. The river views run from the 59th Street Bridge down toward downtown, and the skyline is in view from the bedrooms as well. The windows are large enough that the kitchen gets a view too. In New York, a view from every room, kitchen included, is rare.
The sun matters a lot with views like this. A south-facing window can get direct light from 7:41 AM to 4:07 PM in December, about 8.5 hours, and from 9:55 AM to 4:01 PM in June, about 6.1 hours. Those are open-horizon figures, so nearby buildings can block some of it, and I’d check what’s around the unit before you decide.
The corner living room and dining room is about 500 square feet with windows on two sides. It can hold a large lounge area, formal dining for ten or more, or a baby grand piano, depending on how you arrange it. You come in through the foyer into a central gallery, and from there you choose between the living space and the bedroom wing. The updated kitchen opens off the living space and has custom cabinets, stone countertops, and modern appliances.
In the bedroom wing, two full baths sit along the hallway before the primary suite. The suite has an en suite bath and a walk-in closet, with room for a king bed and a sitting area. The other two bedrooms are oversized, with ample closet space, and they share the river and skyline views.
The building is a 1959 elevator cooperative with 20 stories and 320 units. It has recently finished major work, including a new lobby, upgraded electrical infrastructure, and a new roof. That’s good to see, and I’d ask your broker how the work was paid for and whether any assessments are still being collected. Since it’s a co-op, I’d also ask what the board package and approval process look like.
Staff includes a resident manager, a 24-hour doorman, and porters. The amenities are a gym, a garden, a roof deck, a children’s playroom, garage parking, and a riverfront terrace, and the East River Walk is about 1 minute away.
For getting around, the Lexington Av/53 St station on the E and F is about 11 minutes on foot, so the subway is a real walk from here. Morton Williams supermarket is about 4 minutes away.
Is this a co-op or a condo?
It is a co-op in an elevator cooperative building, and the co-op permits up to 50% financing.
Can I have a washer and dryer in the apartment?
Yes, in-unit washer-dryers are permitted.
What is the nearest subway?
The Lexington Av/53 St station on the E and F is about 11 minutes on foot, and the Roosevelt Island station on the M is about 12 minutes on foot.
