Agent's Note
From Curtis Bain. Details about the apartment are drawn from the listing information provided through RLS by Jade Stone Real Estate Consulting Inc.
The building at 200 E 89th Street has an indoor pool, a lap pool, a sauna, a steam room and a health club, along with an elevator, garage parking, laundry in the building and storage space. Those shared spaces sit alongside a 1,327-square-foot apartment with three bedrooms and three full baths.
Apartment 37D is a corner unit, and it has north, east and south exposures. For light, the south window matters most. On the winter solstice, a south window can catch direct sun for about 8.5 hours, roughly between 7:41 AM and 4:07 PM. In June the same window gets about 6.1 hours, from around 9:55 AM to 4:01 PM. Those times assume an open horizon, and nearby buildings can block some of it, so it's worth checking the windows at the hour you'd usually be home.
The living room and the primary suite each have a private balcony. The home features include private outdoor space under 60 square feet, so I'd treat the balconies as a place to sit rather than a room to use. The primary suite and the third bedroom both get the same exposures as the corner rooms, and the third room could work as a guest room or an office.
Two of the three full baths are en-suite, so the third bedroom doesn't have to share a bath with the primary suite. The washer and dryer are in the unit, which saves a trip down to the shared laundry. The kitchen has a windowed breakfast bar, abundant storage and a dishwasher.
Whole Foods is about 2 minutes away on foot. The 86 St station is about 5 minutes away, with the 4, 5 and 6 trains and the Q. Marx Brothers Playground and Asphalt Green are each about 10 minutes away, and the Guggenheim is about 10 minutes away as well.
Does the apartment have in-unit laundry?
Yes. The apartment has an in-unit washer and dryer, and the building also has laundry in the building.
Is there private outdoor space?
Yes. There are two private balconies, and the home features include private outdoor space under 60 square feet.
Does the building have a doorman?
Yes, a 24-hour doorman and concierge, along with a live-in resident manager.
