1 Beds 1 Baths 772 Sq.Ft.
Sun-filled, south-facing one-bedroom with 14-foot timber ceilings and a 151 SF private terrace at The Umbrella Factory, one of Williamsburg's most distinctive condo conversions.
Residence 1E offers 769 SF of interior space. Exposed heavy-timber beams and ceilings are the first thing you notice when you walk in, paired with wide-plank California Collection select-grade engineered hardwood floors, soundproof Wausau and Kawneer windows, and central heating and cooling. The private terrace extends your living space outdoors, a rare find at this price point.
The kitchen is finished with Marra Blanca countertops and backsplash, custom cabinetry with matte black hardware, a Bertazzoni range, integrated Bosch appliances, a Moen matte black faucet, and under-cabinet LED lighting. The bathroom features a Catalina deep soaking tub, a Geberit toilet, and a Wetstyle custom sink. Solid-core doors with matte black hardware are found throughout.
A generously sized laundry room houses the in-unit LG washer and dryer, with ample room left over for a home office, pantry, or flex space.
Owner Upgrades
Since purchase, the owners have added custom Elfa closet systems throughout and replaced the dishwasher with a new GE model. A deeded private storage locker conveys with the residence.

Amenities include a fitness center with Precor equipment, landscaped and furnished roof deck with BBQ station, rooftop dog run, dog wash, bike storage,
Agent's Note
From Curtis Bain. Details about the apartment are drawn from the listing information provided through RLS by Brick & Mortar LLC.
The washer and dryer are inside the unit, in a laundry room that also has space for a pantry, a home office or a flex area. Since the owners bought, closets throughout have been fitted with Elfa systems, and the dishwasher is a newer GE unit. A deeded private storage locker is part of the residence. Your common charges also cover the water, the hot water and the gas.
The apartment is south-facing, and that's the first thing I'd check on a visit. A south window can get direct sun for about 8.5 hours on the winter solstice, from 7:41 AM to 4:07 PM, and about 10 hours at the equinoxes. Nearby buildings can block that, so read those figures as open-horizon numbers. The 14-foot ceilings with heavy timber beams give the living space real volume.
The cooking area is built around Marra Blanca stone for the counters and backsplash, with cabinets made to order and finished with matte black pulls. A Bertazzoni range and integrated Bosch appliances sit within it, and under-cabinet LEDs light the work surface. The bathroom has a Catalina deep soaking tub, which is worth using if you like a long soak after a full day.
The 151-square-foot private terrace is part of the residence. At that size I'd treat it as a morning coffee spot more than a place for a dinner party, but it's still outdoor space you don't have to share.
The building has a full-time superintendent, porters and a part-time doorman, plus a fitness center with Precor equipment, a landscaped roof deck with a BBQ station, a rooftop dog run, a dog wash and bike storage. Pets are allowed. The Graham Avenue L is about 2 minutes on foot, McCarren Park is about 10 minutes away, and C-Town is about 2 minutes for everyday shopping.
