Your Key to Gramercy Park! Residence 9K at 60 Gramercy Park North is a spacious two bedroom home filled with a classic prewar charm from renowned architect Emery Roth.
A gracious entry foyer sets the tone, with a lovely rounded archway leading into the spacious living room. Architectural features include high beamed ceilings, oversized windows, and original hardwood floors. The windowed eat-in kitchen features Sub-Zero and Viking appliances, sleek stone countertops, and plenty of space to cook and gather with family and friends. A large separate dining area is situated just outside the kitchen. Oringal details such as subway tiles and a pedestal sink the prewar bathroom add to the apartment’s appeal.
The home enjoys amazing natural light from its northern, southern, and western exposures. The living room and primary bedroom are perched just above the treetops of East 22nd Street, while the secondary bedroom enjoys open sky and a colorful display of plantings on a neighboring terrace. Both bedrooms are generously sized, offering plenty of room for a queen or kind bed and additional furniture. The home also boasts an abundance of deep closet space and extra storage throughout.
Built in 1928 and designed by Emery Roth, 60 Gramercy Park North is truly one of the most iconic buildings overlooking Gramercy Park. Residents enjoy a key to Gramercy Park, one of only a few private parks in New York City. They also appreciate the building’s proximity to the Gramercy Park Hotel, trendy restaurants along Park Avenue South, the Union Square Farmers Market, and nearby public transportation (4, 5, 6, L, Q, N, and R trains).
The cooperative offers a full-time doorman, a state-of-the-art gym, central laundry facilities, private storage, a bike room, and a live-in resident manager. Copurchase, pied a terre and in unit washer/dryer subject to board approval. Pet friendly.
Agent's Note
From Curtis Bain. Details about the apartment are drawn from the listing information provided through RLS by Compass.
Emery Roth designed 60 Gramercy Park North in 1928, and the prewar character is easy to see in 9K. High beamed ceilings, oversized windows and original hardwood floors set the tone, and a rounded archway opens from the entry foyer into the living room. I like that the archway gives the entry some separation without closing it off.
The windowed eat-in kitchen has Sub-Zero and Viking appliances and stone countertops, with enough room to cook and sit down together. A separate dining area sits just outside the kitchen, so a dinner for guests doesn't have to happen at the counter. The prewar bathroom keeps its subway tile and pedestal sink.
The apartment has northern, southern and western exposures. Sun figures for each direction assume an open horizon. At the winter solstice, a south-facing window can get direct sun for about 8.5 hours and a west-facing window for about 3.6 hours, with the sun about 26 degrees above the horizon at noon. Nearby buildings can block either, so treat those figures as the outer limit. The living room and primary bedroom look out above the treetops of East 22nd Street, while the secondary bedroom has open sky and a neighboring terrace of plantings.
Both bedrooms are generously sized and can take a queen or king bed with room for more furniture. Closet space is deep, and there's extra storage throughout, plus private storage and a bike room in the building. The building also has central laundry, a gym and a health club.
Union Square Park and Madison Square Park are each about six minutes on foot, and the 23 St-Baruch College station on the 6 is about three minutes away. Eden Gourmet and Morton Williams are each about three minutes on foot, so groceries are close. Copurchase, pied a terre use and an in-unit washer and dryer are subject to board approval, so raise those with the board early.
Does the building have a doorman?
Yes. The cooperative offers a full-time doorman.
Does the building have an elevator?
Yes. The building has an elevator.
Does the apartment have a dishwasher?
Yes. The kitchen has a dishwasher, along with a range and a refrigerator.
