Agent's Note
From Curtis Bain. Details about the apartment are drawn from the listing information provided through RLS by Douglas Elliman Real Estate.
Close to 24 feet of glass runs along the bedroom in Apartment 1609, opened up through custom double pocket doors that close again when you want privacy. It’s on the 16th floor at 24 Fifth Avenue, it faces south, and the views take in the Village skyline and downtown.
That exposure gives you a lot of daylight. In winter a south window gets direct sun from about 7:41 AM to 4:07 PM, roughly 8.5 hours. In March and September it comes in from about 8:04 AM to 6:02 PM and from about 7:51 AM to 5:47 PM, both close to 10 hours. June is shorter, about 6.1 hours between 9:55 AM and 4:01 PM. All of that assumes an open horizon, so a taller building nearby could take some of it. Stand at the windows on an afternoon visit and see what’s across the way.
The apartment is furnished and in move-in condition, so it works as a full-time home or a part-time pied-a-terre. If a pied-a-terre is your plan, ask the building how it treats part-time use before you go further.
The kitchen was expanded and has custom cabinetry with generous storage, stainless steel appliances, and Caesarstone countertops. It’s set up for daily cooking as much as for looks. The bathroom was enlarged too, with a large walk-in shower and modern fittings, and its own pocket doors let it act as an en-suite for the bedroom or open to the rest of the apartment when you have guests.
Designer lighting runs throughout, and the ebony hardwood floors have been newly refinished.
The building has a 24-hour doorman, a concierge, a live-in superintendent, two entrances, an elevator, a fitness center, a large laundry facility, and a bike room, so the day-to-day running of the place is handled.
Washington Square Park is about 3 minutes away on foot. The W 4 St-Wash Sq station is about 6 minutes away, with the A, B, C, D, E, F and M trains, which puts you near every major line.
Which way does the apartment face and how much sun does it get?
