Agent's Note
From Curtis Bain. Details about the apartment are drawn from the listing information provided through RLS by Corcoran Group.
What I’d weigh first here is how many ways you can use this house. It’s an 18-foot-wide landmark brownstone, 50 feet tall over six levels, with nine bedrooms on West 121st Street in South Harlem.
The part I’d focus on is the studio on the lower level. It has its own street entrance, and it works as a guest room, a home office, or a rental. A separate entrance is what lets that space stay apart from the rest of the house. If income is part of how you’d think about owning this, I’d ask about that unit first.
Because it’s a landmark, I’d also ask what exterior work has been done and what you’d need approval for before you plan any changes. The upside is that the original staircase on the parlor level has been kept in good condition.
The parlor level opens with a large living salon and a full-size kitchen with a center island and a dishwasher. The private garden, more than 60 square feet, is reached directly from this floor. The kitchen and the garden work together, whether you’re hosting a dinner party or having a quiet morning outside.
The third and fourth floors each have a light-filled living room, two bedrooms, one bathroom, and generous closets. The upper level has three bedrooms and two bathrooms. The lower level has a primary suite with an en-suite bath, plus the studio I mentioned.
The cellar is what the listing calls a speakeasy. It’s an open footprint, so you could use it as a private studio, a workspace, or an event room. A washer and dryer are in the home, and pets are allowed.
For getting around, the 2 and 3 trains at 125 St are about six minutes on foot. Marcus Garvey Park, about 20 acres, is about the same distance, so the garden has public green space close behind it. When you have guests, Red Rooster Harlem is about seven minutes away and the Apollo Theater is about eight.
How many bedrooms and levels does the house have?
The house has nine bedrooms across six levels, measuring 18 feet wide and 50 feet high.
Is there private outdoor space?
Yes. A private garden of more than 60 square feet is reached directly from the parlor level.
What is the nearest subway?
The 2 and 3 trains at 125 St are about six minutes on foot, the B and C at 116 St about eight, and the A, B, C and D at 125 St about ten.
